Quick Answer: Where Are the Best Gated Neighborhoods Near Dublin and Powell?
If you're searching for a gated luxury home in Dublin or Powell, start with the Estates at Muirfield Village, gated sections of Loch Lomond, RiverRun, Deep Run at Riverbend, Deseret, Plum Ridge Place and Rock Rose Place at Jerome Village.
Buyers seeking lower-maintenance living should also consider Harpers Pointe in Powell, while those planning a one-of-a-kind estate may want to investigate Trilogy Reserve. Waterford Estates is another newer gated-home option in the greater Dublin Schools area.
Important: Not every street within Muirfield Village, Loch Lomond, or Jerome Village is gated. The entrance configuration, actual access rules, HOA services and school assignment should be confirmed for the specific property.
Central Ohio buyers often tell me they want privacy, wooded lots, beautiful architecture and convenient access to golf, dining and major employment centers.
A gated entrance can be part of that experience, but there is much more to choosing the right neighborhood. The best fit depends on whether you prioritize acreage, a first-floor owner's suite, neighborhood amenities, low-maintenance living or proximity to downtown Dublin and Powell.
Having represented luxury properties in Powell's RiverRun and Deseret communities, I also encourage clients to look beyond the gate. Floor plan, home condition, lot quality and market positioning remain essential considerations when buying—or eventually selling—a luxury property.
At a Glance: Gated Communities in the Dublin–Powell Corridor
| Community | Area | Best Fit | Gated Access |
|---|---|---|---|
| Estates at Muirfield Village / Birnam Wood | Dublin | Estate homes, golf proximity, select condominium residences | Gated enclave; broader Muirfield is not gated |
| Loch Lomond / Strathshire Hall Place | Powell | Large custom estates and acreage | Specific gated sections, not all of Loch Lomond |
| RiverRun | Powell | Custom homes, wooded settings, SR-315 access | Gated community |
| Deep Run at Riverbend | Powell | Wooded and ravine-oriented luxury homes | Gate operation should be verified |
| Deseret | Powell | Privacy, custom estates and larger lots | Gated community |
| Plum Ridge Place | Jerome Village | Newer custom-home opportunities | Developer describes secured gated entry |
| Rock Rose Place | Jerome Village | Custom homes and ravine lots | Developer describes semi-private gated entry |
| Harpers Pointe | Downtown Powell | Luxury with less exterior maintenance | Builder-confirmed gated community |
| Trilogy Reserve | Powell / Dublin Schools | Ultra-private custom acreage estates | Developer markets private gated entrance |
| Waterford Estates | Plain City / Dublin Schools area | Newer executive custom homes | Confirm gate and amenities directly |
Community descriptions are based on local listing information and publicly available builder and developer information reviewed October 2026. This is a geographic guide, not a claim that every address in a named subdivision shares the same gate or HOA arrangement.
1. Estates at Muirfield Village and Birnam Wood: Gated Living Near Championship Golf
For buyers whose first preference is Dublin, the gated Estates at Muirfield Village is an important place to start. It offers a distinctive estate-home setting near the nationally recognized Muirfield Village Golf Club.
The Birnam Wood enclave includes freestanding condominium-style residences and has been marketed as gated within the Estates.
What buyers should know: Muirfield Village as a whole is not gated. Its extensive path system, recreation amenities and residential streets should not be confused with the gated Estates area.
Birnam Wood may also involve additional association dues and different maintenance responsibilities. Golf-club membership is separate from simply owning a home in Muirfield.
2. Loch Lomond: Privacy, Acreage and Gated Estate Sections
Loch Lomond is a compelling Powell-area choice for buyers seeking substantial custom homes, mature trees and more private grounds.
The gated Strathshire Hall Place area is an especially relevant example: a notable custom estate there was marketed in 2026 at approximately $4.4 million, illustrating the area's ultra-luxury potential.
What buyers should know: Loch Lomond is not a single uniformly gated development. Buyers should verify which subdivision or street is gated, whether roads are private, the applicable deed restrictions and maintenance obligations.
For larger estate properties, grounds, drainage and long-term upkeep are as important as architecture.
3. RiverRun: Gated Luxury With a Convenient Powell Location
RiverRun is particularly appealing to buyers who want a gated luxury environment without sacrificing access to SR-315, I-270, downtown Powell and the Dublin area.
Custom residences can feature wooded lots, ravines, generous interiors and outdoor entertaining areas.
From my experience marketing homes in RiverRun, I find that its appeal is about the combination of location, privacy and individual property character.
No two luxury homes are perfectly interchangeable, and buyers often place significant weight on updated kitchens, floor plan flexibility, usable outdoor space and the home's overall presentation.
4. Deep Run at Riverbend: Woodland and Ravine Appeal
Deep Run at Riverbend deserves attention from buyers seeking a more secluded environment with mature trees and natural topography.
Listings in the neighborhood identify gated access, but the precise hours and method of entry may differ from buyers' expectations of a continuously restricted gate.
Evaluate how the property's wooded or sloped setting affects daylight, outdoor usable space, maintenance and future improvements.
The same landscape features that create privacy can also influence resale appeal.
5. Deseret: A Smaller Gated Luxury Enclave in Powell
Deseret offers a different kind of luxury experience: custom homes, a relatively intimate neighborhood setting and opportunities for substantial lots.
Properties can offer ravine or creek frontage and considerable outdoor space.
Because I have represented property in Deseret, I pay particular attention to distinctions buyers may not immediately notice from listing photographs—architectural updates, floor-plan function, exterior condition and the relationship between the home and its acreage.
Estate-style privacy can be valuable, but it does not substitute for thoughtful pricing.
6. Plum Ridge Place and Rock Rose Place: Gated Options at Jerome Village
Jerome Village is worth exploring for buyers who favor newer custom construction and proximity to the growing northwest Columbus corridor.
According to the Jerome Village developer, Plum Ridge Place includes secured gated entry and custom-home opportunities, while Rock Rose Place is described as a semi-private gated neighborhood with ravine lots and tree-lined streets.
These two neighborhoods are excellent examples of why prospective buyers should compare the actual entry arrangement rather than rely on the generic label "gated."
Ask whether a gate is continuously closed, how guests enter and what services association dues cover. Buyers may also explore community amenities available under the broader Jerome Village framework.
7. Harpers Pointe: A Lower-Maintenance Gated Alternative in Downtown Powell
Not every luxury buyer wants several acres to maintain.
Bob Webb's Harpers Pointe offers a private gated setting near downtown Powell with custom floor plans and a simpler maintenance model.
The builder identifies lawn care, landscaping, irrigation and snow removal among the services provided.
For downsizers and buyers seeking flexible everyday living, Harpers Pointe provides a compelling contrast to traditional estate neighborhoods.
Confirm which maintenance services are included in the current HOA budget and whether the specific home has the first-floor spaces you require.
8. Trilogy Reserve: An Emerging Private-Estate Opportunity (Coming Soon!)
Trilogy Reserve is a very different proposition from an established subdivision.
The developer markets just three custom estate sites on a roughly 14-acre wooded setting in the Powell area within Dublin City Schools, with a private gated entrance.
The project's advertised land offerings and proposed home-building investment are separate figures; buyers should request the current full construction budget and development documents.
This niche option may appeal to those who want to design a home around the setting rather than renovate an existing estate.
As with any emerging custom project, confirm design approvals, infrastructure, timing, easements and contractual obligations before committing.
9. Waterford Estates and Other Communities Worth Comparing
Waterford Estates in the Plain City/Dublin Schools area is marketed as a smaller newer executive-home development with sizeable homesites.
Unlike some descriptions circulating online, it should not be characterized as an established resort-style neighborhood with staffed gatehouse, private clubhouse, pool and tennis facilities without current independent confirmation.
Also consider RedTail Estates if your priority is a small, ultra-luxury enclave; verify the access configuration and property inventory directly.
If gating is a preference rather than a nonnegotiable requirement, established Tartan Fields, Wedgewood, Woodland Glen and the broader Muirfield Village neighborhood also belong in your luxury-home comparison—but they should not be labeled gated communities as a whole.
What the Latest Dublin & Powell Luxury MLS Research Tells Us
Choosing a gated community is only half the decision. Knowing how the broader luxury market is behaving helps buyers evaluate asking prices and helps owners position their homes correctly.
I reviewed a Columbus and Central Ohio Regional MLS export covering October 23, 2025 through October 22, 2026, and isolated 125 listing records with Dublin or Powell mailing addresses that entered the supplied luxury-price search at $1.25 million or more.

Luxury Market Reality: Closed Sales and Unsold Inventory Tell Different Stories
The 69 closed transactions had a median reported 10 days on market, but their average was about 33.1 days.
The difference reflects the uneven pace at which luxury listings found buyers. Of those closed sales, 42 (60.9%) sold below their final asking price.
Meanwhile, the 27 active listings had a median reported 58 days on market; 13 (48.1%) were listed below their original asking prices.
The median active asking price was $1.599 million, above the median price of completed sales.
2026 Luxury Listing Snapshot | Dublin & Powell
Bar lengths show median reported days on market within each status group, scaled to the 58-day active median. This is not a forecast: active listings are an incomplete, still-marketing group, while closed sales are completed transactions.
What Did Properties Actually Sell For?
Because the export is built from listing-price criteria rather than a final-price filter, nine of the 69 closings sold for less than $1.25 million.
Looking only at the 60 closings with final sale prices of $1.25 million or more, the median sold price was $1,427,500 and the median reported marketing time was 13.5 days.
| Metric | Dublin | Powell | Combined |
|---|---|---|---|
| Closed luxury-listing records | 31 | 38 | 69 |
| Median sold price | $1,325,000 | $1,427,500 | $1,375,000 |
| Median reported sold DOM | 10 | 10.5 | 10 |
| Active listings | 16 | 11 | 27 |
My interpretation: Buyers are purchasing luxury homes in both markets, but high list prices do not ensure a fast sale.
The gap between marketing times for sold and still-active properties underlines why updated interiors, thoughtful floor plans, site quality, competitive asking prices and strategic exposure deserve close attention—even behind private gates.
These figures describe the broader luxury market and must not be treated as the price performance of the specific gated communities profiled above.
Is a Gated Home Worth More Than a Similar Non-Gated Home?
It can be worth more to a particular buyer, but there is no defensible universal premium.
A gated community does not automatically command a fixed percentage above comparable homes without gates.
To evaluate a potential premium, I examine similar closed sales and adjust for location, condition, size, lot characteristics, amenities and HOA obligations.
In some cases, a renovated open-neighborhood home may be more desirable than a dated home behind a gate.
Questions to Ask Before Buying a Gated Home
- How does entry work? Is the gate closed around the clock, programmed for certain hours or primarily a visual feature? How are deliveries and guests handled?
- What does the HOA actually maintain? Review gate systems, road ownership, snow removal, landscaping, reserve funds and any pending assessments.
- Are amenities included? A nearby golf course or country club does not necessarily provide automatic membership to homeowners.
- Which schools serve this address? Dublin, Powell and Plain City mailing addresses do not establish school district or attendance boundaries.
- How comparable are recent sales? Boutique gated enclaves may have too few closings for a meaningful neighborhood-wide median or annual appreciation figure.
- What restrictions affect your plans? Investigate exterior changes, additions, landscaping, fences, pools, rental provisions and approval procedures.
Frequently Asked Questions About Gated Communities in Dublin and Powell
Are all homes in Muirfield Village gated?
No. The wider Muirfield Village community is not gated. The Estates at Muirfield Village and the gated Birnam Wood enclave are distinct from the larger residential community.
Is Loch Lomond a gated community?
Certain estate sections, including the Strathshire Hall Place area, have been marketed as gated. Buyers should not assume every street in Loch Lomond has gated access.
What gated communities work well for downsizers?
Harpers Pointe is especially worth considering because its builder identifies lawn care, landscaping, irrigation and snow removal services.
Birnam Wood may also appeal to buyers interested in a condominium-style ownership structure near Muirfield Village, subject to the specific unit and association arrangements.
Do gated communities guarantee better security?
No. Entry gates can limit or manage certain vehicle access, but their effectiveness depends on the actual system, how the surrounding property is secured and visitor protocols. Buyers should never interpret gated access as a guarantee of safety.
Are gated homes always more expensive?
No. Prices reflect the property, location, setting, condition, construction and competing alternatives. Gating alone is not a reliable way to estimate value.
Where can I find new construction in gated communities near Dublin?
Investigate the custom-home options at Plum Ridge Place, Rock Rose Place, Harpers Pointe, Waterford Estates and Trilogy Reserve.
Inventory, construction timelines, approvals and gate details can change, so confirm the current status before relying on marketing material.
Choosing the Right Dublin or Powell Luxury Community
For buyers, I recommend beginning with your priorities rather than the community name alone.
Are you looking for a large wooded estate? Walkability to downtown Powell? Golf-course proximity? A first-floor primary suite and less exterior maintenance? A newer custom home?
These choices will narrow the field more effectively than a generic "gated homes" search.
If you already own a luxury property in Dublin or Powell, current competition matters as much as location.

MLS Research Methodology and Important Limitations
Source: Andrew Robinson's independent analysis of supplied Columbus and Central Ohio Regional MLS export, Luxury homes sales in Dublin and Powell.csv, 228 records, spanning October 23, 2025–October 22, 2026.
The original export contains mailing addresses in multiple communities beyond Dublin and Powell. Primary statistics in this article include only records with Dublin or Powell mailing addresses (125 records: 69 closed, 27 active, 25 status L, three expired and one withdrawn). Status C was treated as closed; A as active; other statuses were not counted as closed or active.
Records were selected by the originating luxury-listing search with original and current list prices of at least $1.25 million. Some listings closed below $1.25 million.
Closed-price medians and sold days on market use the 69 closed records; the separate $1.25M+ final-sale analysis uses 60 records.
"Sold below asking" compares closed sale price with the last listed price in the export; reductions among active properties compare current list price with original list price.
Days on market are MLS-reported, may not reflect cumulative marketing time across relistings, and are not directly comparable as completed-sale versus active-listing cohorts.
Neither municipality boundaries nor school boundaries are established by a mailing address. Some new-construction records are included.
The sample is not restricted to gated communities and does not establish an appreciation rate, gated premium or formal absorption rate.
