Dublin Home Prices Are Higher—But Sales Are Slowing
What October’s sales, active competition, asking-price reductions and seasonal trends mean for Dublin-area homeowners.

The quick answer: In October 2026, Dublin City School District residential sales totaled 74 closings, compared with 96 a year earlier. Median sold price rose from $602,500 to $667,500, but the average sold price declined from $651,606 to $633,359. These different directions are a reminder that the mix of properties sold can change the monthly median substantially.

Closed sales comparison
Sale-to-final-list and sale-to-original-list ratios measure different steps in the transaction. A seller can reduce the asking price and subsequently sell close to the revised price. Neither ratio alone describes seller concessions or repair credits.
What Dublin-area sellers are facing today
The export identifies 290 active homes: 199 single-family and 91 condominium listings. Median current-listing age is 50.5 days; 119 listings exceed 60 days and 82 exceed 90 days. Current MLS entry dates do not capture all prior relistings.

147 of 290 active listings (50.7%) have current asking prices below their original asking prices. Among those reduced, the median cumulative reduction is $20,000, or 3.6% of original asking price. These figures do not measure sale-price negotiations or count the number of individual markdown events.

Months of supply by price segment
Using 282 August–October 2026 closings, the recent pace was 94.0 sales per month. With 290 active listings, that implies approximately 3.1 months of supply. Price-segment ratios use current asking prices for active homes and sold prices for closed homes.

Where Dublin-area sales are happening
Every row in the supplied export is assigned to Dublin City School District. The mailing addresses span Dublin, Plain City, Columbus and Powell. A school-district distribution chart would therefore show 100% Dublin CSD and would not be informative. The mailing-city distribution below demonstrates why school district, mailing address and municipal boundaries should not be treated as interchangeable.

Timing your next move: observed sales seasonality
Monthly closing counts in this export peak in May (143), July (137) and June (124) of 2026. These are observed closings, not an established multi-year seasonal pattern. Since closing generally occurs after a buyer and seller reach agreement, the ideal listing launch may precede the months with the most closings.

Your home’s position in today’s market
For an individual Dublin-area property, start with homes of comparable size, age, updates, school assignment, location and amenities. Evaluate the active alternatives buyers can tour now, not only closed-sale averages. Luxury homes, golf-course properties and patio homes may have distinct buyer pools and different marketing timelines.
Five homeowner questions
- Is Dublin still a seller’s market?
- The Dublin City Schools area has approximately 3.1 months of supply using 290 active listings and 282 August–October closings. This is a backward-looking indicator; competitive conditions vary by price and property type.
- What is the median Dublin home price?
- October 2026 median sold price across Dublin City Schools was $667,500, up 10.8% from October 2025. This does not represent the value of every home or neighborhood.
- How long does it take to sell?
- October closings had a median of 18 days on market and an average of 33.4 days. These measure MLS market time, not the contract-to-closing period.
- Why are some sellers reducing asking prices?
- 147 of 290 active listings show current asking prices below their original MLS prices. This is an asking-price adjustment, not proof of a discount from market value or a sale-price concession.
- Should I list now or wait until spring?
- The export shows more closings in May–July 2026 than in winter, but closings typically follow contracts. Planning preparation and pricing ahead of the expected buyer window is more useful than selecting a date from closing volume alone.
